  • Cabins come with a Weber grill and picnic table. Please bring your own charcoal and fluid for the grill.
  • Each cabin has a sofa sleeper and flat screen TV

Rates are based on 4 or less people.

Extra Persons

If you have extra people in your cabin, it is $20 per night or $80 per week. Children of over the age of 5 are considered as regular occupants. Cribs and high chairs are available at no extra charge. You are not to exceed the maximum occupancy which is the following:
One Bedroom - 4 people
Two Bedroom - 6 people
Three Bedroom - 8 people
Four Bedroom - 12 people

Reservations

A $200 deposit is required for each reservation. We accept MasterCard, Visa, Discover for deposits. Reservations that are placed over the phone will be held for 10 days only. If we do not receive a deposit after 10 days, the reservation is automatically cancelled. You are responsible for the days you reserve and there are no refunds for early departure. Sales tax is 5-1/2%. Room tax is to be determined by the Town of Phelps.

Cancellation Policy

If you cancel within 30 days of your reservation's arrival date, you will be refunded all but the deposit of $200.00 of the paid funds. Full payment is due 60 days from arrival.  If you must cancel your reservation, your deposit will be refunded only if we find a replacement for the time you reserved. If no replacement is found, the deposit is not refunded and cannot be used for a future reservation. If you cancel your reservation within one week of your stay, you are responsible for payment in full.

Check-in & Check-out

The session begins at 2:00 p.m. and concludes at 9:00 a.m. Please do not arrive before 2:00 p.m. or stay past 9:00 a.m. We pride ourselves on providing extremely clean facilities, and this time is needed by our staff to do all necessary tasks.
